Loan, refinance, and investment estimates
These tools provide illustrations for educational planning. User-entered interest rates are not advertised rate offers or APRs. P&I means principal and interest and excludes property taxes, homeowners insurance, mortgage insurance, HOA dues, closing costs, and other charges unless a calculator expressly includes them. A lower payment may result in more total interest or a longer repayment period.
Debt consolidation may convert unsecured debt into debt secured by your home. Refinancing federal student loans into a mortgage may forfeit federal benefits. Investment illustrations assume a constant user-entered return; returns can be negative, and taxes, fees, and inflation are not modeled. No investment return or savings amount is guaranteed.
Program and income illustrations
Program calculations use the assumptions supplied for this planning site. They are not compensation contracts. Signed company agreements, licensing, permitted services actually performed, program eligibility, and applicable law control. No payment is promised solely for a referral. BDM and RELO availability and permitted duties may differ by state. The calculators do not determine whether a specific activity or payment is permissible.

Income illustrations use averages, assume participation for a full year, and do not predict actual earnings. Recruiting alone does not ensure production. Real estate commission rates are negotiable; no standard rate is established by these tools. Revenue share and origination compensation are modeled separately, without assuming they can always be combined on the same loan.
Marketing benchmarks
The Agent page distinguishes cost per lead from cost per closed client. The starting lead scenario uses Eric’s reported $50 lead cost and 2–4% closing range, with a 3% midpoint. This is not a national average or a promise of results. A separate published comparison is LocaliQ’s 2026 U.S. real estate search-advertising report. A platform-specific benchmark is not a universal national acquisition cost. Use your own spending and closed-client data where possible. No lead-to-close percentage or marketing outcome is guaranteed.
Privacy and use of your entries
Calculator entries remain in the current browser page and are not submitted by the calculators. Refreshing or leaving a page can reset them. There is no loan application or lead-capture form on this site. The introductory video is hosted with this website and does not require a SharePoint account. Hosting providers may process access information under their own policies. External links open services with their own privacy practices.
