How this financial calculator works

Future Value calculates investment assets from monthly contributions, starting at $0. Enter the contribution, term, and assumed annual return. Contributions are added at month-end, with monthly compounding at the entered annual return divided by 12. This matches the refinance page’s investment method. It does not use the loan amount.

The first four buttons solve loan amount, term, interest rate, or P&I payment using the other loan values. The separate remaining-balance field is a loan assumption: set it to $0 for full payoff. A positive loan balance is due separately at maturity and is not automatically included as a balloon payment in the table. Switching to Future Value does not carry the investment asset result into this loan assumption.

The term solver rounds up to a whole monthly period and adjusts the final payment to reach the requested future balance. A loan that pays off before an entered term stops at payoff. If payments do not cover interest, the balance may grow; this is identified in the result. Supported terms are 1–600 months. Loan rates range from 0%–100%; investment return assumptions range from −99%–100%. Investment returns are hypothetical, not guaranteed, and exclude taxes, fees, and inflation.

Values are calculated at full precision and displayed in dollars and cents. Actual lender schedules can differ because of payment rounding, day-count conventions, payment dates, and fees. This calculator excludes APR fees, taxes, insurance, and other housing charges.
